One of the better home investments you can make is to have your air conditioning unit inspected on a regular basis.  These annual tuneups provide better system efficiency and increase the unit’s lifespan considerably, saving you money and postponing replacement dollars.  Also, routine inspections help you avoid problems with mold, which can create a harmful breathing space within your home.

Think of it like a dental cleaning or annual medical checkup.  While nothing may be wrong, you still go to the appointment in order to keep yourself in good health.  Unfortunately, many people allow this opportunity to escape them due to a misguided perception that it is too much work.

The truth is that tuneups are really quite easy and are quick to perform.  They are very much worth a relatively minor inconvenience, since they can and will save you a good sum of money long term.  Hiring a licensed professional (such as us!) to perform an inspection will allow our technicians to perform the following services:

  1. Clean the evaporator and condenser coils as well as straighten bent fins.
  2. Inspect various electrical components and controls.
  3. Apply oil to the motor and shaft bearings.
  4. Check the condenser.
  5. Inspect the unit’s fan belts and replace any that are worn or frayed.
  6. Thermostat calibration.
  7. Check system refrigerant and inspect for leaks.
  8. Inspect filters.

Also, while there are a lot of homeowners who choose to shade their condensers with shrubs and trees, be sure to never allow such vegetation to grow around the condenser and restrict its air flow.

Most of the tasks performed during a tuneup are too extensive for a homeowner to perform due to the potential of electrical shock or other electrical issues.  However, a skilled technician will be able to perform these tasks within a reasonable time.

Regular maintenance is a great way to save money long term while helping you avoid the risk of air conditioner failure during the dog days of summer.
